ATR Capital Holdings was built around a straightforward conviction: land is the simplest asset in real estate and the one most consistently mispriced. Alex started the firm to buy that mispricing directly — with the firm's own capital, on its own balance sheet, without the syndication layers and outside committees that slow most real estate buyers down.

As Managing Partner he owns the underwriting standard. Every parcel the firm reviews is measured against the same criteria — legal and physical access, clean title, zoning, topography, utilities, and honest comparable sales — whether it is a quarter-acre infill lot or several hundred acres of rangeland. When a parcel does not clear that bar, the answer comes back quickly rather than being drawn out.

As Chief Executive he is responsible for how the firm behaves on the other side of the table. Most people selling land are doing it once, often after inheriting it or carrying it for decades. That shapes a deliberate policy: a real number in writing, no commissions charged to sellers, licensed title and escrow on every transaction, and the price quoted at offer being the price funded at closing.

We are accountable for the number we put in writing. If we quote it, we fund it — and if a parcel does not work, the seller hears that from us in days, not months.

Acquisition approval

Final sign-off on every parcel the firm buys, and on the price it pays. No position enters the portfolio without his approval.

Underwriting standard

Owns the criteria the diligence team applies and the threshold at which a deal is declined rather than repriced.

Capital allocation

Decides how the balance sheet is weighted across residential lots, raw acreage, and commercial ground as markets move.

Counterparty relationships

Direct line for brokers, wholesalers, attorneys, and fiduciaries bringing parcels to the firm.

Every acquisition is funded from our own balance sheet. No financing contingencies, no lender committee, no deal falling apart in week three.

Underwrite the dirt

We buy on fundamentals — access, title, zoning, and topography — not on narrative. If the parcel does not work, we say so quickly and move on.

Hold, don't churn

We are a holding company, not a wholesaler. Positions are underwritten to be held, improved, and sold on our timeline rather than flipped under pressure.

Clean paper

Licensed title and escrow on every transaction. Sellers get a real settlement statement, a recorded deed, and wired funds.
