Three categories, weighted by market conditions rather than by mandate. In a soft market we lean rural and patient; in a tight one, entitled and near-term.

Single-Family Residential Land

We acquire buildable single-family lots and small-lot portfolios in markets with durable household formation. Our focus is on parcels with existing utility access, clear zoning, and a defined path to a vertical builder or retail buyer.

Underwriting

Six things we verify before we bid.

Every parcel runs the same gauntlet. If one of these comes back badly, it changes the price — and occasionally it ends the conversation, which we will tell you quickly.

Legal & physical access

Recorded easements, deeded frontage, and whether a vehicle can actually reach the parcel. Landlocked ground is buyable; it is simply priced differently.

Title & encumbrances

Chain of title, liens, delinquent taxes, probate and heirship gaps, mineral and timber reservations, HOA and deed restrictions.

Zoning & entitlement

Current designation, permitted uses, minimum lot size, setbacks, and whether a realistic path exists to a higher and better use.

Topography & soils

Slope, floodplain and wetland designation, perc suitability, and how much of the acreage is genuinely usable rather than merely owned.

Utilities & services

Distance to power, water, sewer or septic feasibility, and the real cost of bringing services to the property line.

Comparable sales

Closed transactions on genuinely similar ground — adjusted for acreage, access, and use — rather than aspirational list prices.
